The two-flat belt, and what it means for where a van stands

Logan Square's housing stock is the Chicago flat: 27.6% of units are in three and four unit buildings, 16.8% in two-unit buildings, 16.3% in five to nine unit buildings, and 14.8% single-family detached. The median unit was built in 1932. This is older, lower and denser than the lakefront high-rise areas, and it sits inside the alley grid that CDOT puts at about 1,900 miles citywide.

Nobody publishes how many Logan Square homes have off-street space. The American Community Survey carries no garage variable and there is no city dataset of parking pads, so we put no number on it. We ask you instead, at booking, where the car will be: alley pad, kerb or lot.

The requirements do not change. Legal ground, level and paved, with room to work at one corner. Logan Square is flat, so the failure mode is not slope. It is a narrow alley the van would block, or a kerb spot wedged bumper to bumper.

A neighbourhood with more cars than its neighbours

22.1% of Logan Square households have no vehicle, 53.1% have exactly one, 20.2% have two. 35.6% drive alone to work and the average household covers 8,315 vehicle miles a year. Lakeview, two miles east, is at 5,324. That gap is the reason this neighbourhood generates real tire wear rather than just tire age.

Ward 35 covers much of the area with 346 active residential-permit block faces, and Ward 1 covers part of it with 389, out of 9,889 active block faces citywide, in 1,937 active zones. Check the sign, then tell us what it says.

Alley season runs a month behind street season

Citywide, street pothole complaints peak in March and February through May carries 50.4% of the year's total. Alley complaints peak in April and then hold: July alley complaints run at 78% of the April peak, while July street complaints fall to 52% of the March peak. Alleys stay broken through the summer, and Logan Square has as much exposure to that as almost anywhere in the city.

Kedzie drew 3,696 street pothole complaints citywide over the seven years and California 2,677. Those are raw counts on long routes, not per-mile rates, so treat them as where the reports come from rather than a ranking of damage.

Alley and pothole damage tends not to be repairable. Under 625 ILCS 5/12-405 a tire is unsafe if it shows any bulge, knot or separation, or a cut deep enough to expose a ply or cord. A puncture in the tread may be a different story: repair or replace sets out which is which. If the tire is going down with nothing visible in it, start with tire losing air with no nail.

Winter

The overnight ban covers 107 miles of arterial street, 3 a.m. to 7 a.m., 1 December to 1 April, enforced regardless of snow. A separate ban covers 500 more miles once two inches lie, at any hour on any date. The city publishes the map and we do not guess at it. Being wrong costs a minimum $150 tow, a $60 ticket and $25 a day of storage.

A mobile puncture repair on one tire is $145 with us. That is the price, not an estimate and not a starting figure. It covers the call-out, taking the wheel off, demounting and inspecting the tire from the inside, a plug and patch fitted the way the tire industry requires, remounting, rebalancing, a TPMS reset where the vehicle supports it, and refitting. If the damage turns out not to be repairable, we tell you on the spot and you are not charged for the repair.

Questions people ask

  • Can you work in my alley? Usually, if it is passable, level and wide enough that the van does not block a neighbour. Describe it when you book.
  • The alley is patched in three different materials. Normal here. What matters is whether the ground under the jack is solid and level.
  • I hit something on Kedzie and the sidewall is bulging. That is a replacement. Illinois treats a bulge or separation as an unsafe tire outright.
  • Is there a call-out charge on top? No. The visit is inside the price shown: mobile tire replacement cost.

  • Can you keep my winter set between seasons? Yes. Seasonal changeover with off-season storage is tire storage, booked separately from a fitting visit.
