Lofts, not houses

The Strip is about 1,717 residents by the ACS 2019-23 estimate, 1,845 at the 2020 census, across 0.740 square miles, and 90.3% of occupied units are rented, second only to Central Oakland at 92.3% in our Pittsburgh set. The housing is converted industrial stock, the Armstrong Cork Factory and the Otto Milk Building among others, turned into apartments and lofts along four parallel streets between 11th and 33rd: Railroad and Waterfront Place, Smallman, Penn and Liberty.

Loft conversions do not come with driveways. They come with building garages, assigned decks and surface lots. That changes the practical question from "is there space" to "who controls the space". We need the building's agreement, not just yours, and we need headroom, because a lot of structured parking here is under a converted floor plate and a service van does not fit. Ask your building manager before you book, and if the answer is no, the kerb outside or your office lot works just as well.

Neither students nor families

The demographic profile is unusual and it explains a lot. Only 2.0% of residents are aged 18 to 24, only 5.8% of enrolled residents are in college, and only 3.8% are under 18. 45.5% drive to work and just 2.1% take transit. This is a working adult neighbourhood with cars and no school run, next to offices that have included Uber Advanced Technology Group, Argo AI, Aurora Innovation, Apple, Facebook and Denso.

The roads treat those cars comparatively well. The Strip filed 747 pothole reports to the city's 311 service between 2015 and 2022, the lowest count of the neighbourhoods we studied. It is flat river-bank ground and a short street network. Bike infrastructure through the district was rebuilt in 2026, which is worth knowing when you tell us where to park, because kerb layouts on the main streets are not what they were two years ago.

What actually goes wrong with tires here

Less pothole damage, more of the slow problems. Tires that spend most of the week stationary lose pressure quietly, and a car that is driven twice a week gets less warning than one driven daily. Check the placard inside the driver's door frame rather than the number moulded on the tire sidewall: the tire pressure placard explains the difference and why it matters.

Punctures here tend to come from the industrial and construction fringe of the district rather than from the road surface. A tread puncture under a quarter of an inch is usually repairable once the tire is off the wheel and inspected from the inside.

What we do not do here

We supply the tires we fit, so tires bought elsewhere are out. No alignment, no rotation alone, no balancing alone, no brakes, no emergency roadside. We also cannot work inside a garage that the building will not let us into, and low-clearance decks rule themselves out.

It covers the call-out, taking the wheel off, demounting and inspecting the tire from the inside, a plug and patch fitted the way the tire industry requires, remounting, rebalancing, a TPMS reset where the vehicle supports it, and refitting. If the damage turns out not to be repairable, we tell you on the spot and you are not charged for the repair.

Questions people ask

  • Can you come to my building's garage? Only with the building's permission and enough headroom and working room. Many conversions here have neither, so check first.
  • I work from home. Do you need me there? Not standing over it, but someone has to confirm the job and the car has to be accessible.
  • Where do I park for this if the garage is out? A legal, level, paved kerbside space with room around the car, on a quieter cross street rather than Penn or Smallman at trading hours.
  • My car barely moves. Is that bad for the tires? It does not wear them out, but it hides slow leaks and pressure loss. Check pressures before any long drive.
  • Do the new bike lanes affect where you can park? They change where a legal space is. Tell us the street when you book rather than assuming last year's layout.
