11234 is the part of Brooklyn that behaves like the rest of America. 68.3% of its 29,799 occupied units are owner-occupied. 26.1% of households have no vehicle, against 55.3% citywide. 45.7% have one, and 28.1% have two or more (derived: 20.9% with two, 5.6% with three, 1.6% with four or more). 16.2% of units are one-unit detached and 28.2% one-unit attached, against 9.1% and 7.2% citywide.
It is also, by 311 reporting, one of the roughest ZIPs in the city to drive in: 2,234 Street Condition / Pothole requests over 2021 to 2025, rank 10 of the 224 non-null incident ZIP values in that window, and 461 more in 2026 to 19 September, rank 43 of 205. A long drive on a bad surface
The mean commute is 46.5 minutes (derived from ACS table B08013 aggregate travel time over workers who did not work at home), the longest of the five Brooklyn ZCTAs in our research and well past the citywide 40.3. The split is even: 37.9% drive alone, 37.9% take public transport, and of that transit half nearly as many take a bus (17.8%) as take the subway (19.9%). 7.0% carpool.
That is a lot of miles on Flatbush Avenue, Avenue U and the Belt Parkway for a household that in three cases out of ten runs more than one car. It is also why the 311 rank matters more here than it would in a ZIP where the car sits still: damage you would ignore on a two-mile trip is not the same thing at Belt Parkway speed.
Read the rank as a reporting rate, not a pavement survey. A 311 count mixes how many holes there are with how likely the block is to pick up the phone, and homeowner neighbourhoods report more. The city's repair data is a separate dataset with a different unit — closed pothole work orders record a street segment with a from-street and a to-street, not a hole — so the two cannot be divided into each other, and we will not do it.
Where the van works here, and the limit of what anyone can tell you
This is among the easiest housing stock in our New York set to work at, and we still cannot give you the figure you want. There is no driveway or off-street-parking variable in the American Community Survey, and New York City publishes no residential parking count. The two proxies we have are labelled as proxies and that is all they are:
- Housing type. 44.4% of units are single-unit, detached or attached (derived: 16.2% plus 28.2%), against 16.3% citywide (derived: 9.1% plus 7.2%). A further 30.5% are in two-unit buildings.
- Commercial garages. 1 active DCWP "Garage & Parking Lot" licence carries an 11234 address, rank 141 of the 156 ZIP strings holding at least one, out of 1,761 citywide. Nobody here rents a space, because there is nowhere to rent one and no need.
What we need is unchanged: level, paved, legal ground with clear room at one corner of the car. A flat driveway or apron is ideal. A kerb space on a residential block is fine. A sloped apron with the car nose-down on it is not, and neither is a space so tight that the jack point is against a fence.
Buying four tires in south-east Brooklyn
We priced the local market on 2026-09-20 through the Tire Rack recommended-installer directory, for one job: four Michelin CrossClimate2 in 225/65R17 on a 2020 Toyota RAV4 AWD LE, sales tax excluded. Inside this ZIP, Utica Tire Shop in 11234 quoted $220.00. Nearby, Emil's All Tire in 11229 quoted $200.00 and Major Auto Tire & Body Work in 11223 quoted $116.00. The full fixed-shop range in that listing ran from $98.00 to $280.00 across seventeen shops — a 2.86-fold spread for the same four tires inside one borough (derived: 280.00 divided by 98.00).
Add the state's charges to whatever you are quoted, because New York taxes more of this job than some states do. The Texas Comptroller states in terms that there is no sales tax on the labor to repair or replace a tire; New York taxes it. Publication 718 puts all five boroughs on one line at 8 7/8 percent, which is 8.875%, and Tax Bulletin ST-40 is explicit that it applies to "the total charge for parts and labor". On top of that, $2.50 per new tire in state waste tire management and recycling fee, separately stated on the invoice. On four tires that fee is $10.00 (derived: 4 times $2.50).
The inspection item nobody expects to fail
15 NYCRR 79.21(c) rejects a car whose tire "is marked 'Not for Highway Use', 'for farm use only', 'for racing use only', 'for temporary use only', or other markings having like meaning, or the tire size designation is preceded by a 'T'."
That is the space-saver spare. If you are still running the donut when the annual inspection comes round, the car fails on that tire, whatever the other four look like. In a ZIP where the commute is 46.5 minutes and the spare comes out on the Belt, it is worth knowing the clock is real — see how far you can drive on a donut spare and, if the car came without one at all, a flat tire with no spare.
The tread rule itself is 2/32 of an inch "at the two worst adjacent points at which the gauge readings are obtained" — two worst adjacent points, not the worst point on the tire and not an average.
What we do not do
We supply the tires we fit. Fitting tires a customer bought elsewhere was withdrawn on 2026-09-20. No alignment, no rotation on its own, no balancing on its own, no brakes, no emergency roadside. If your driveway slopes or the only space is grass or unpaved, we will tell you before dispatch rather than turn up and charge you.
Our price
A mobile puncture repair is $145 for the first tire and $50 for each extra tire on the same visit, subject to on-site inspection, with no separate call-out fee. Wheel off, tire demounted and inspected from the inside, plug and patch fitted the way the industry requires, remount, rebalance, TPMS reset where the vehicle supports it, refit. Not repairable, no repair charge.
